A boundary survey determines, if possible, the property lines of a parcel of land described in a deed. It also delineates structures, improvements, and easements on the parcel. A boundary survey requires a multi-task process. Research of the parcel is first conducted in the County Clerk’s Office and various other record keeping facilities. These land records reveal title lines, easements, agreements, and other exceptions or encumbrances on the parcel title. Careful field measurements are performed and compared to land title information. Parcel lines are then determined and monumented. Also, a new legal description may be prepared as part of the process.
